The valley average hides three different markets.
October 14, 2026 · 16:00 PDT
The feed reports 870 active residential listings and 10 coming soon. There were 218 closed sales in its 30-day reporting window. The combined supply ratio is 3.99 months, but that headline alone misses the differences.
Single-family homes: 520 active, 162 closed in the source 30-day window, 3.2 months of supply; Condos: 212 active, 33 closed in the source 30-day window, 6.4 months of supply; Townhomes: 124 active, 20 closed in the source 30-day window, 6.2 months of supply.
Read the table above before applying a valley-wide label to a particular property. The 186-day counts provide a longer view; they do not set the label in this edition. These are MLS-derived displayable listing counts, not a complete census of private sales or every local property.

The Bike Fire reaches 100% reported containment; address checks still matter
CAL FIRE October 14, 14:18 PDT
The official update sequence now has an 08:28 record at 91% containment and a 14:18 record at 100%, both at 172 acres. This morning’s edition used the last available evening record: 81% at October 13, 18:49. That is a genuine change in the incident report, not a correction to the earlier time-stamped account. CAL FIRE still labels the incident active and lists its cause as under investigation. Blank structure-damage fields in this update do not establish that no property was damaged.
A household planning a showing, inspection or return should still check the current address-specific zone and local road instructions, then confirm the site condition directly. Fire containment measures how much of the perimeter is secured; it does not certify indoor air, utilities, roofs or insurance coverage. We have no verified parcel-level loss count or evidence that a particular escrow changed. A new closure order, county incident statement or documented property inspection would answer those narrower questions. An agent or publisher has a commercial interest in transactions continuing, so the decision should rest on the current official order and actual property evidence.

The mortgage benchmark has not changed this afternoon
Freddie Mac October 8 survey; checked October 14, afternoon
No new regular Freddie Mac survey was posted by the afternoon check. The October 8 average was 7.40% for a 30-year fixed loan, up from 7.28% the prior week. Freddie Mac collects eligible purchase-application rates through its Loan Product Advisor; it does not publish today’s fee and point schedule for a particular buyer. Calling the figure a live local mortgage rate would erase both the data period and the applicant’s own terms.
For a buyer comparing offers, obtain written loan estimates with the same loan amount, lock term, points, insurance, taxes and closing assumptions. For a seller, avoid treating the weekly average as a precise demand forecast. The refreshed SCV type table below can show differing listing pace, but it cannot reveal anyone’s approval or payment ceiling. The next Freddie Mac release or a set of comparable written lender estimates would change this section; a lender advertisement alone would not.
