Local data · Defined supply measure
The valley average hides three different markets.
October 12, 2026 · 06:30 PDT
The feed reports 854 active residential listings and 11 coming soon. There were 205 closed sales in its 30-day reporting window. The combined supply ratio is 4.17 months, but that headline alone misses the differences.
Single-family homes: 511 active, 150 closed in the source 30-day window, 3.4 months of supply; Condos: 210 active, 33 closed in the source 30-day window, 6.4 months of supply; Townhomes: 117 active, 19 closed in the source 30-day window, 6.2 months of supply.
Read the table above before applying a valley-wide label to a particular property. The 186-day counts provide a longer view; they do not set the label in this edition. These are MLS-derived displayable listing counts, not a complete census of private sales or every local property.
Local emergency · Official incident and county notices
The Bike Fire changed course overnight; check your zone, not yesterday’s headline
Fire began October 11, 13:57 PDT; last official incident update October 11, 20:09 PDT
A local emergency deserves the front page even when yesterday’s most alarming alert is no longer the latest instruction. The Bike Fire began near Camdria Estates Lane and Ravenhill Road at 13:57 PDT Sunday. CAL FIRE’s incident page, which carries Los Angeles County Fire information and was last updated at 20:09 PDT, lists 172 acres and 68% containment. Earlier Sunday reports showed a larger preliminary acreage, then a mapping correction, and only 12% containment. A reader should not combine the preliminary extent with the later containment figure or mistake either for a live Monday measurement.
At 20:06 Sunday, the incident page said all evacuation orders associated with this fire had been downgraded to an advisory. The county emergency page said residents could return, remain alert, follow firefighter and law-enforcement directions, and keep windows and doors closed because smoke remained nearby. Its page still displays older order and warning zone lists with Sunday afternoon timestamps, so the headline “all clear” would be too strong. Anyone in or near an affected zone should use the live Genasys map and current county notice before driving, returning home, or visiting a property. Emergency instructions outrank this fixed-time newspaper.
The fire’s cause remained under investigation in the official record. AP independently reported Sunday’s fast-moving evacuation and a 172-acre, 12%-contained evening snapshot; that was accurate for its time but has since been superseded on containment. The real-estate consequence is practical: a buyer, seller, tenant or agent needs safe access, current smoke and road conditions, and any insurer or lender requirement tied to a particular property. This edition has not measured damaged structures, claims or transaction delays, so it cannot infer a citywide price effect. The fire is local and serious; the housing-market table below is a separate aggregate snapshot, not a damage map.
Owned nine-city aggregate · Source time in table
A fresh housing ledger must remain separate from a fire perimeter
October 12 source timestamp and windows printed below
The table is drawn only from the owned displayable-record aggregate for nine configured city labels. Its active count, the single-family, condominium, townhome and other buckets, and the 7-, 30- and 186-day completed-sale windows are not estimates of houses affected by the Bike Fire. The source timestamp, UTC date-window boundaries and Pacific display time matter. A successful retrieval is not proof the upstream snapshot advanced; if the upstream time is stale or a denominator too small, the table must say so rather than paint the valley with one market label.
For a particular household, the fire raises questions the aggregate cannot answer: is a road open, can the home be inspected, is smoke present, and what will the insurer and lender require before closing? Those require address-specific, current evidence. The table can help orient a seller or buyer once normal access resumes, but the source does not publish individual claims, cancellations or loss estimates. Treat a weekly difference as a count in this covered feed, not as a cause-and-effect statement about yesterday’s fire.
Freddie Mac original survey · Older context
The mortgage survey is still Thursday’s number
October 8 weekly survey; checked October 12
Freddie Mac published a 7.40% national average for a 30-year fixed mortgage on Thursday, October 8, up from 7.28% the week before. Its Primary Mortgage Market Survey uses eligible purchase applications submitted through its lender system during the prior Thursday-to-Wednesday window. The rate is a useful direction marker, but an individual offer depends on credit, loan size, points, property, lender and timing. Neither Sunday’s fire nor Monday’s political news turns the weekly survey into a current lender quote.
At the ground floor, a household should separate a seller’s asking price, an accepted contract price and a monthly payment. The payment also includes taxes, insurance and sometimes association fees; insurance availability deserves particular checking after a nearby fire, without assuming every property is affected. Comparing written loan estimates is more useful than applying 7.40% mechanically to every house in the market table. The next Freddie Mac scheduled release or an actual borrower-specific estimate would update this desk. A single advertised rate is a lender marketing offer, not a measurement of the entire valley.
